Claremont, Upland, and Rancho Cucamonga Area Neighborhood Information

The Foothill Communities of Claremont, La Verne, Upland, San Dimas, Glendora, and Rancho Cucamonga all are located in the Foothills of the San Gabriel Mountains. Each community is steeped with history and has it's own type of charm.

Claremont offers some of the New England charm with tree line streets, quaint village, and many vintage homes located near the Village area. Claremont was founded in 1887 and is located 25 miles east of Los Angeles. The I-10 freeway serves it, and the famous Route 66 runs right through the heart of Claremont.

There are seven prestigious undergraduate colleges and graduate schools in Claremont. Each college has it's own campus, yet are located contiguous to each other. The campuses are beautifully landscaped with many ivy-covered walls. Claremont's public schools are among the most highly rated in California. For more information about Claremont's public schools, click on www.cusd.claremont.edu.

There are hiking, and biking trails in Claremont such as the Claremont Wilderness Park with a 5+ mile walking, biking path. The Rancho Santa Ana Botanic Gardens is dedicated to the collection, cultivation, and display of native California plants. The 86-acre garden is open daily and has three distinct areas. A walk through the gardens gives you not only of plants, but birds and other small critters that live there. There are also fountains, pools, and rock formations.

Upland is located approximately 35 miles east of Los Angeles. The I-10 freeway and Route 66 serve it. The new I-30 freeway will intersect the city on the North side. Upland is known as "The City of Gracious Living". The Pepper Tree lined Euclid Ave is flanked by gorgeous large estate type homes. Many of them are vintage. Euclid Ave leads directly to the mountain community of Mt. Baldy.

Upland was incorporated in May 15, 1906. It was originally named North Ontario and was one of the first planned communities designed by the Chaffey Brothers. Upland has retained the charm of the past with a unique town center. Upland is mostly a residential community with neighborhood commercial centers and the unique shops in the Town Center.

Upland will soon add the newest commercial center at the Colonies. The Colonies is Uplands first new Master Planned Community in several years. It will feature over 300 new homes in prices ranging from high three hundreds to mid four hundreds. The commercial center will front on the new 210 extension and offer restaurants, movies, and lots of shopping. The south side of the development is contiguous to Upland Hills Golf Course. For more info about The Colonies, click on to my new homes option.

Rancho Cucamonga was incorporated in 1977 and is the configuration of three older communities blended together. They each represent a distinct section of the city. They are Alta Loma, Etiwanda and Cucamonga. Rancho Cucamonga growth includes a history of citrus ranches and grape vineyards. Some of California oldest vineyards were located in Cucamonga.

Real Estate Tips

Real Estate Contracts >Taking It With You

Before you list your home for sale, take a careful look around. Are there some items you will want to take with you? There may be a dining room chandelier that has been in your family for three generations, a ceiling fan in the master bedroom, or the bookcases in the den that look built-in but are not.

Normally all fixtures are conveyed to the new owners when a house is sold. This includes anything that is attached to walls or ceilings and, in some areas, all major appliances that are installed in the house. If you have fixtures that you don't want to convey, tell your agent what you want excluded from the agreement at the time you list your property for sale.

If it is convenient, it is best to remove any light fixtures or ceiling fans you plan to take with you and replace them before the property is shown to prospective buyers. List all items that are not being sold with the house on your home fact sheet to ensure that they will not become an issue when a buyer makes an offer.
